Most of my findings involve routine maintenance, normal wear, or estimating remaining life expectancy, but the items that matter most fall into four key categories:

• Issues that could lead to major defects, a roof flashing leak for example
• Items that may impact financing/insurance such as EIFS siding or Polybutylene piping
• Safety hazards such as electrical/fire, trip hazards etc.
